Whether you decide to choose to rent or buy your home depends on your financial situation, lifestyle, and personal goals.

Renting  (Pros & Cons)

Pros: Flexibility to move, lower maintenance costs (landlord handles repairs), and lower initial expenses (deposit vs. down payment).

Cons: No equity building, rent increases over time, and limited control over the property, says Bank of America 

Buying (Pros & Cons)

Pros: Build equity/wealth over time, fixed mortgage payments (if fixed rate), and the ability to personalize the property.  

Cons: Large upfront costs (down payment/closing costs), maintenance expenses, and limited mobility. 

Timeframe: 

Pros: 5Years (Buying): Buying is generally favored for longer timeframes (5–7+ years) because it allows enough time for home appreciation and equity growth to outweigh high closing costs, agent commissions, and maintenance expenses.

Cons: The "5% Rule" in 2026: Experts suggest looking at "sunk costs" (property taxes, insurance, maintenance). If 5% of the home’s purchase price is more than a year’s rent on a similar property, renting is likely the better financial choice. 

Long-Term Benefit: 

Buying: Long-term homeownership and equity are wealth-building tools.

Renting: renting allows you to avoid maintenance costs, offers flexibility for relocations, and provides predictable monthly expenses without the long-term debt or risk of falling property values or less responsibility, says Investopedia. 

 

Tax Implications

Buying: Homeowners can often deduct mortgage interest and property taxes if they itemize deductions on tax returns, says Investopedia. 

Renting: No tax advantages for residential rent payments, says Investopedia
